Zoning
A proposed project will be in one or more of these zoning districts. The detailed uses permited withing each district can be found in the zoning ordinance, Chapter 44, online at https://www.municode.com/library/il/earlville/codes/code_of_ordinances. Start there to determine if your proposed use is allowable in the zoning district in which your project is located.
In order to classify, regulate, and restrict the location of specified uses, and to regulate the height and bulk of the building for those specified uses, the city is divided into the following districts:
Agricultural Districts
A-1 General Agricultural District
The A-1 district is established as a zone in which agriculture and certain related uses are encouraged as the principal land use. The specific intent is to facilitate the proper use of lands best suited for agriculture by preventing the mixture of urban and rural uses which creates incompatibility and conflict, places unbalanced tax loads on agricultural lands to help pay for urban services, and contributes to the premature termination of agricultural pursuit. This zone is also designed to prevent the illogical placement of residential uses in the otherwise open countryside.
A-2 Limited Agricultural District
The A-2 district is established as a zone in which rural residential use is combined with limited agricultural uses.
Residential Districts:
R-1 One-Family Dwelling District
The R-1 district is established to recognize areas presently existing or proposed for single-family dwellings. These suggested standards recognize the need for providing adequate space for buildings, open areas and off-street parking.
R-2 General Residence District
The R-2 district is established to recognize areas presently existing or proposed for either single-family or two-family dwellings. These suggested standards recognize the need for properly regulated areas for higher density residential uses. The standards reflect the corresponding space requirements of higher density residential uses.
R-3 Multi-Dwelling Unit Residential District
The R-3 district is intended to provide areas for apartments and townhome developments that separate them from the single and duplex uses.
MH - Mobile Home Park District
The MH district is intended to provide areas for mobile homes to be located in an organized, controlled manner.
Business Districts:
B-1 Central Business District
The B-1 district is established to permit various retail and related commercial uses to be located in proximity to one another as to provide general compatibility in the historic business district and immediately surrounding business areas in the city.
B-2 Community Business District
The B-2 district is designed to allow for the development of single or clustered commercial activities outside of the historic central business district of the city.
Manufacturing Districts:
M-1 Manufacturing District
The M-1 district is established to protect the public health, safety, comfort, convenience and general welfare of the community by the proper allocation of land for industrial use. It is also the aim of the M-1 district to protect and promote the economic base of the community by regulating manufacturing development in appropriate locations.
C-M Commercial Manufacturing District
The CM district is designed to accommodate processing, production, cleaning and service industries which are not traditionally found in the central business district or along a highway commercial area.
Other Districts:
FP - Floodplain District
The FP district protects the public health, safety and welfare by minimizing the impact on property due to flood losses and flooding conditions.
PUD - Planned Unit Development District
The PUD district provides for flexibility in attractive site development and promotes the preservation of environmental features in land use development
